    The tenant must pay an advance payment of 30 - 40% of the accommodation cost within 14 days of receipt of the reservation confirmation. The exact sum will be given in the confirmation.

    The remaining sum must be paid the day before departure. Payments can be made in cash (euros) or by visa, master / debit card.

    It is possible to order fresh bread from the baker. You will receive an order voucher and the baker will then deliver the fresh bread to the house at ca. 6.00 am.

    Apartments are only booked for the number of persons stated in the booking. Additional guests are only permitted with prior written agreement and will be charged extra.

    The apartments are available from 4.00 pm on the day of arrival. Please contact us if you plan to arrive after 7.00 pm. If you arrive before 4.00 pm, we can store your luggage/parking also possible – please let us know in advance.

    On the day of departure, apartments must be vacated by 10.00 am.
    We can store your luggage / parking also possible on the day of departure – please let us know beforehand.
    We ask for your understanding, if you lose a key a lump sum of 150€ will be charged.

    In the case of cancellation

    • Up to 30 days before planned arrival: postpone your stay in writing or free cancellation
    • From 30 days to 7 days before planned arrival: 70% of booking cost
    • 7 days before planned arrival: 90% of booking cost
    • Day of arrival or no show: 100% of booking cost


    WINTER 2022/23

    In the case of cancellation

    • Up to 120 days before planned arrival: postpone your stay in writing or free cancellation *
    • From 120 days to 40 days before planned arrival: advance payment will be charged (there will be no other costs)
    • 40 days to 14 days before planned arrival: 70% of booking cost
    • 14 days or less of arrival or no show: 100% of total booking cost

    * In case of cancelations (before 120 days before arrival) a processing fee of € 30,00 will be charged if the deposit is returned.
     

    If there are border closures, a lockdown (Austria, Tyrol, country of origin) or a travel warningwith compulsory quarantine during the booking period, you may cancel your stay free of charge at any time.
    An infection with Covid-19 is not a free cancellation reason. In this case, only the conclusion of an appropriate travel insurance is effective.

    We recommend you take out the Premium hotel cancellation insurance for your stay.

    The house rules which are displayed in the house are an integral part of the rental and reservation terms and conditions.
    Any damage in the house or to its facilities/fixtures must be reported to the proprietors immediately.
    The landlord is entitled to enter the apartment if necessary (watering flowers, changing linen, some maintenance work)

    Pets permitted by prior agreement and are charged at 15 euros / per day (excl. food). Costs may increase if extra cleaning is necessary.

    Free parking is available directly by the house. One parking space per apartment. If you require more, please let us know in advance.

    Smoking is not permitted anywhere in the house or apartments. You may smoke in front of the house or on the balcony.

    The reservation is deemed as binding as soon as the guest has confirmed this in writing or by telephone. With the reservation, tenants recognise the following terms and conditions. We are, unfortunately, unable to reserve particular floors or apartment numbers.

  • keyboard_arrow_rightNew Year’s Eve / fireworks

    Fireworks (crackers, rockets etc) of any kind are not permitted anywhere on the grounds including the surrounding parking area or fields. We ask you to please respect this – for the sake of the environment and animals! Visitors can enjoy a lovely firework display by the cable car valley station.
